Tek-gründer Dyar Al-Ashtari purchased a villa in Frogner, Oslo for 150 million kroner, according to the property's registry. Al-Ashtari expressed his excitement about moving in, stating, "We are thrilled to move in." The property was sold in March as a total renovation project that was previously listed for 105 million kroner in August of the previous year.

A 150 million kroner bridge loan was secured on the property in March, indicating an initial price of 125 million kroner based on industry standards of 120% of the purchase price. Farga As, the developers behind the project, emphasized the unique nature and location of the property, noting that there was an unusually high level of interest for a property of this price range.

The real estate developer confirmed that the buyer had significant influence over the final price, making it "a house beyond the ordinary." Al-Ashtari, an Iraqi refugee who became a multigründer and internet millionaire without formal education, launched his first company at 13 years old in Fredrikstad when he discovered a security flaw in YouTube and helped fix it.

Five years later, he founded Dyar Marketing Labs, which later expanded into Pennyflow, where he held a 50% stake, focusing on search engine optimization (SEO). In 2017, he founded Pear AS, a comprehensive digital agency handling all aspects of a company's online success, including SEO. Al-Ashtari stressed the importance of solving real business problems, stating, "Our philosophy is 'no cure, no pay,' meaning we only get paid if we deliver results."

In 2024, he also established Stenoly, a company creating AI tools for medical record-keeping, used by over 500 clinics in Scandinavia and Switzerland. Al-Ashtari's income reached over 45 million kroner in 2024, with a net worth of approximately 353 million kroner, and he paid nearly 22 million kroner in taxes, according to tax records.

The Frogner villa, built in 1902, was originally purchased in the open market for 42 million kroner following a price increase to 47.5 million kroner. The project was listed for sale without an agent, with a price range of 105 million kroner over a 7-8 week period in August of the previous year. The developers sold the property themselves, while the buyers utilized estate agent Hans Houeland in the process.

Houeland confirmed that the property was sold for 150 million kroner on Monday, emphasizing that it is the most expensive property sold this year so far. The most expensive private property sold this year to date is Slovakias former embassy on Gimletoppen, which sold for 153 million kroner in April.
