Hyderabad houses 515 GCCs, to add 50-70 in next 1 year: report

Hyderabad currently harbors 515 Global Capability Centres (GCCs), with an expected addition of 50-70 more within the next year, according to a joint report by FICCI and Anarock. The city's appeal lies in its vast talent pool and cost advantages, which attract foreign companies. As of March 2026, Hyderabad houses 515 GCCs, employing over 3 lakh individuals, making up about 20% of India's total GCCs.

The report underscores that GCCs have become a crucial engine for Hyderabad's office market, with office space leasing by foreign firms surging from 1.9 million sq ft in 2021 to over 4.5 million sq ft in 2025, with the latter number expected to reach 3 million sq ft in the first half of the year. Anarock Chairman Anuj Puri remarked on the city's GCC ecosystem deepening and global enterprises favoring Hyderabad for larger, more sophisticated operations.

FICCI Telangana State Council Chairman V V Rama Raju highlighted that Hyderabad's GCC proposition is expanding beyond IT-ITeS into sectors like BFSI, life sciences, semiconductors, engineering, and healthcare. Prime office rents in Hyderabad, ranging from Rs 95-115 per square ft, are lower than Bengaluru and competitive to Pune.

Looking ahead, the report anticipates the establishment of 50-70 additional GCCs in technology, engineering, BFSI, life sciences, analytics, consulting, and digital operations within a year. Shirish Godbole, CEO of Sattva Group and Knowledge Realty Trust (a Blackstone-sponsored company), commented on the GCC boom reinforcing Hyderabad's status as one of India's most significant office markets for the next decade.
