Joint plot owners in Bengaluru can now separate land records online; check rules

From the Greater Bengaluru Authority (GBA) and the five city corporations of Bengaluru, joint owners of A-khata properties can now divide their plots and receive separate A-khatas online. A-khata is an official legal document certifying property ownership for tax purposes. Meanwhile, an A-khata signifies a legally recognized property with approved plans, while a B-khata refers to properties with pending clearances or deviations.

This new online plot subdivision service is available on the eAasthi 2.0 platform. GBA Minister Krishna Byre Gowda revealed that this long-awaited service allows owners to divide their properties, sell or mortgage their shares, obtain building plan approvals independently, and pay online property taxes. Eligibility is limited to A-khata properties, and the property must be either vacant or contain a building.

Multi-storey flats and unit A-khatas cannot be subdivided. Plots up to 2,000 square meters are eligible, while larger plots must follow regular procedures. The subdivided plots must be at least 50 square meters, have a 6-meter road frontage, or an internal road at least 3.5 meters wide. Applicants must upload a subdivision sketch from a registered architect, specifying plot boundaries, each owner's share, access routes, and internal road widths.

Fees are calculated based on the property's usage, ranging from 0.2% for residential to 0.5% for non-residential properties. Applicants can submit their requests via the eAasthi portal.
