ListingWriter: I Built a Private AI Property Listing Generator for Nigerian Real Estate Agents

ListingWriter is an open-source AI application that assists Nigerian real estate agents in creating professional property marketing content swiftly and effortlessly. Instead of composing unique descriptions for various social media platforms, agents can input their property details once and obtain:

1. A comprehensive professional property listing

2. A concise WhatsApp broadcast message

3. An Instagram caption filled with pertinent hashtags

The software accommodates English, Nigerian Pidgin, and Hausa (beta), catering to Nigeria's diverse property market. Real estate agents frequently market properties across WhatsApp, Instagram, and other platforms. Crafting distinct descriptions for each channel consumes time, and paid AI services can be costly. ListingWriter endeavors to expedite, economize, and democratize property marketing for smaller real estate businesses.

ListingWriter harnesses the power of Python, Ollama, and Google's open-weight Gemma 3 model. Users furnish property information, opt for their preferred language, and employ AI to generate marketing content on their device. The default model is the lightweight gemma3:1b. The three primary reasons for selecting a locally-hosted AI model are:

1. Reduced operating expenses - agents can produce listings without incurring per-request AI API charges, potentially resulting in more budget-friendly services.

2. Enhanced privacy - AI processing locally eliminates the need to transmit property and client data to external AI providers.

3. Offline functionality - after downloading and configuring the model, agents can generate content without a persistent internet connection, particularly beneficial in regions with inconsistent connectivity.

ListingWriter could emerge as an economical marketing tool for autonomous real estate agents and agencies. The proposed subscription prices are:

1. Free plan: Five listings per month

2. Agent plan: ₦5,000/month for unlimited listings

3. Agency plan: ₦15,000/month for up to five agents

These figures are preliminary pricing proposals, not indicating an existing paid service. Open-weight models introduce trade-offs, such as inconsistent translations in Nigerian Pidgin and Hausa and slower content generation on computers without dedicated GPUs. This endeavor enabled the author to investigate how open-weight models can serve tangible business applications without relying on commercial AI APIs.
