Aldri før har det vært like mange fjellhytter til salgs. Mange priser seg for høyt, mener…
Potential buyers of holiday houses have only managed to view three out of every four listings during the autumn vacation period. Earlier this week, a record high number of cabins were put on sale through the online platform finn.no, surpassing previous records. Real estate broker Bendik Hall Blumenthal acknowledges that it is a competition for customers.
Out of 38 viewings for various properties and cabins that the broker held in Norefjell during the autumn vacation, only about ten people showed interest. "It's clear that it's more fun than we were used to a few years ago," says Blumenthal to E24. The new "for sale" peak arrived on Wednesday, October 7, with 4,270 cabins on the market simultaneously, while an average of 2,242 cabins were on the market in week 41, according to real estate expert Eirik Dysthe from Finn Eiendom.
At the start of the autumn vacation, many new cabins came in, but the trend reversed in week 41 as the response to advertisements decreased and many cabins were sold. "Never have there been so many cabins on the market at once, and many have secured a cabin in the past few weeks," says Dysthe. He adds that this pattern resembles last year's, but the number of sales per week is somewhat lower than in autumn 2025.
Blumenthal sold four houses and apartments in the previous week and expects to sell two to three more this week. He is cautiously optimistic about the market moving forward, believing that buyers are still there. Blumenthal's colleague, real estate broker Jannike Seljevoll Herleiksplass, from Geilo, believes that much depends on finding a price level where buyers and sellers can meet.
"We notice that sellers generally have a good understanding of the market situation and are open to considering offers. However, we also see that some buyers have unrealistic high expectations for how much price reductions they can achieve. Then sellers choose to wait," says Herleiksplass to E24. The Geilo broker has sold 12 apartments and cabins during the autumn vacation period, most in the under seven million kroner price range.
At the same time, she experiences good activity in the higher price segment, where the broker has a cabin listed for a price of four million kroner during the autumn vacation. The broker advises buyers to take advantage of the opportunities in today's market but to be realistic. The right properties can quickly be sold, and she has examples of buyers who waited and later had to pay more for similar properties.
She expects the good sales months of last year to repeat this year. Real estate broker Michael Myhre, who has cabin areas in Sirdal and Røldal as his focus areas, acknowledges that the market is selective. "It's back to reality," he tells E24. He is satisfied with having sold a cabin in Sirdal for 8.5 million kroner just before the autumn vacation, within a week.
However, an offer on another cabin that the broker had a listing for during the autumn vacation was rejected. "There are many still lying around because there is a good variety of both new and used cabins now," says the real estate broker.
