India’s Housing Market Holds Firm In Q3, Sales Rise 3% Across Top Seven Cities As New Launches Jump 18%

In the third quarter of 2026, India's housing market maintained steady sales across its seven major cities, with a 3% increase year-on-year to approximately 1,00,220 units, according to property consultancy ANAROCK Group. The value of homes sold also rose marginally by 2% to around ₹1.55 lakh crore.

The slight growth in sales followed a quieter second quarter, driven by demand from individuals purchasing homes for personal use despite geopolitical concerns and rising prices. During July-September, developers constructed about 1,14,320 homes, marking an 18% increase compared to the previous year.

Mumbai emerged as the leading market for new builds, with around 37,500 units added, followed by Hyderabad, which saw approximately 18,950 new homes. All-India housing prices surged by 6% year-on-year in Q1 of 2027, particularly in key markets such as Mumbai, Bengaluru, and Hyderabad.

Among these cities, Mumbai and Bengaluru together accounted for 48% of total sales. Hyderabad experienced the most substantial annual sales growth at 15%, followed by Bengaluru at 12% and Mumbai at 5%. Other cities saw declines in sales compared to the previous year.

The launch of homes grew dramatically in Hyderabad (120%), Mumbai (27%), and Bengaluru (17%), while other cities observed fewer new launches than the previous year. Mid-priced homes dominated the supply, representing 34% of new launches, with properties priced between ₹80 lakh and ₹1.5 crore comprising the largest share.

Available housing inventory increased by 12% year-on-year to over 6,30,590 units by the end of September. Residential prices across the seven cities rose by 7%, with the National Capital Region (NCR) witnessing the most significant increase at 12%, followed by Bengaluru at 8%.
