Lars von Lackum: „Eine Mietwohnung ist nie nur Vermögensgegenstand“

Düsseldorf—Lars von Lackum, a native of Duisburg, has been serving as the CEO of the second-largest German real estate company, LEG Immobilien, since 2019. The MDax-listed firm manages over 170,000 apartments, with the majority situated in North Rhine-Westphalia. Prior to his role at LEG, von Lackum had a career in the insurance industry. A graduate in commerce and business administration, he previously managed the international liability protection business at Ergo.

When asked about the biggest untapped potential in the real estate sector at the moment, von Lackum emphasized the significance of the existing housing stock. He pointed out that both the process of decarbonizing buildings and the efficient utilization of existing apartments present substantial opportunities. However, the current regulatory landscape appears to be creating more problems than solutions.

By artificially keeping rents for existing apartments low, regulations are driving up the costs for newly rented properties, resulting in a widening gap. This disparity has made it difficult for many people to afford moving, even if their current apartment no longer meets their needs. Conversely, potential newcomers struggle to find suitable accommodations.

Meanwhile, many developers are reluctant to build new apartments at these low rental levels, creating a vicious cycle.
