When will old lease contracts expire? Everything you need to know

As the expiration deadline for old lease contracts approaches, both landlords and tenants are keen to know when these contracts will officially terminate. According to Law #10 of 2022, which regulates rental relationships for legal entities, these contracts will expire in March 2027. This law was ratified by President Abdel Fattah al-Sisi and published in the Official Gazette in March 2022.

For "legal person" tenants, there is a five-year grace period starting from the implementation date, during which landlords can increase rent by a maximum of 15 percent annually. At the end of this five-year period, on March 2027, old leases subject to the law will automatically expire, and tenants will be required to return the leased property to the owner.

Legal persons covered by the law include companies, associations, institutions, unions, ministries, and public authorities. Upon the expiration of the five-year grace period, the old lease agreement terminates, and the tenant must return the leased unit. However, if the tenant wishes to continue living in the unit, both parties can negotiate a new lease agreement according to mutually agreed terms.

The old contract does not continue automatically after the grace period expires; instead, the continuation of the lease relationship depends on the conclusion of a new contract between the tenant and the landlord.
