Calgary home sales fall 16% in August, overall prices down year-over-year

Calgary witnessed a 16.4% decline in home sales in August compared to the same period last year, according to the Calgary Real Estate Board. The overall average home price also decreased year-over-year, falling by 1.1% to $569,800. Chief economist Ann-Marie Lurie noted that while sales in the higher price range have increased due to improved supply, the lower-priced sector has not seen a similar surge, as favorable rental conditions are discouraging homeownership.

Apartment-style homes experienced an 8.2% year-over-year price decrease, dropping to $295,400. Row-style properties were also less expensive by 5.4%, now costing $415,200. Detached homes saw a 1.1% decline, reaching $744,300, while semi-detached homes increased by 1% compared to August 2025, settling at $690,500.

In August, there were 3,141 new listings on the market, a 9.7% decrease from the previous year. Total inventory also fell by 2.3% year-over-year, amounting to 6,509 homes for sale.
