Alfana compra un centro comercial en Faro por 130 millones

Spanish retail investment firm Alfana Investment Management has purchased the Forum Algarve shopping center in Faro, Portugal for approximately 130 million euros. This marks Alfana's first international acquisition in the retail center segment. The transaction is set to close in Lisbon today. Alfana's strategy involves investing in assets located in consolidated and high-traffic areas, such as Faro, a city with a large number of visitors, a growing demographic, and significant tourism activity.

The purchased asset, built in 2001, has a total area of 27,400 square meters, 115 stores, and over 2,200 parking spaces. According to its 2025 accounts, sales by its operators exceeded 120 million euros and the center welcomed more than 7.8 million visitors, with strong tourist traffic. Forum Algarve has an occupancy rate close to 100% and notable tenants include all Inditex brands, as well as stores from Mango, Tendam, Fnac, and Primor, in addition to a dining option featuring McDonald's and Starbucks, among others.

The deal, led by Pablo Gómez-Almansa, Gonzalo Senra, and Javier Abarca, was executed through a joint venture involving clients of Banco Santander's private wealth division. Legal counsel for the transaction was provided by Garrigues, with financial advisory by KPMG, commercial advice by RPE, and technical assistance from CBRE and GMD Consultoria.

The acquisition of Forum Algarve will add to Alfana's portfolio, bringing the total managed retail assets to 1,000 million euros, positioning the company among the leading retail managers in the Iberian sector, as reported by industry sources. This purchase follows Alfana's recent consolidation of full ownership of the Xanadú center in Arroyomolinos, Madrid, completed in July of this year.

Additionally, the portfolio also includes Moraleja Green in Madrid (acquired in July 2024), Ballonti in Bilbao (purchased in June 2025), and AireSur in Sevilla (acquired in March of this year). Alfana also controls a commercial space in Madrid's Alcalá 6 and acquired it in March of this year.
