El precio de la vivienda sube un 15,6% en agosto: ¿dónde lo hace con más fuerza?

Vivienda prices in Spain rose 15.6% in August year-on-year, according to data released by Fotocasa. The average price of second-hand homes now stands at 3,166 euros per square meter. This marks 70 consecutive months of price increases since November 2020. The median price of a 80 square meter home in Spain has risen from 219,020 euros to 253,270 euros in August 2026.

While the market continues to climb at a very high pace, the August increase is the least dramatic so far this year, indicating a slight deceleration in the pace of appreciation. Recent increases exceeded 20% for several months, and a gradual moderation began in May, leading to the current 15.6% annual growth rate, says María Matos, Fotocasa's director of studies and spokesperson.

Despite this, the market remains deeply strained due to a significant imbalance between strong demand and insufficient supply, so normalization of prices is still far from reality.
