Delhi’s 40 lakh-home problem gets a small fix

Delhi is facing a housing crisis with an estimated need of around 40 lakh new homes by 2047, according to a draft Master Plan of Delhi (MPD). The plan outlines a three-pronged approach to address this issue, focusing on affordable housing, rental housing, and development in Transit-Oriented Zones. The MPD encourages small-format homes, affordable rental housing, and development in Land Pooling Areas, TOD Zones, High Density Corridors, and Low Density Areas.

Private sector participation is sought in these initiatives. The MPD also aims to improve existing housing areas, regenerate neglected colonies, and curb unauthorised construction through disincentives such as higher property, electricity, and water charges. Regularised Unauthorised Colonies will be permitted to undertake regeneration schemes, while resettlement colonies facing accessibility and service issues may also be regenerated.

The plan prioritizes eco-friendly materials, innovative construction technology, and disaster-resilient structures to ensure sustainability and efficient land use.
