오세훈, ‘순증 8만7천가구’ 계획 제시…정부 공급대책 앞 정비사업 강조

Seoul Mayor Oh Se-hoon presented a plan to increase housing supply to 87,000 units by 2031, even as the government and the city debate the best solution. During a visit to the Jinseong and Cheongpan-gu neighborhoods in Jung-gu, Oh analyzed data showing that excluding demolished units, 8,700 units would increase. The Seoul city announced that 31,000 units would be constructed across 253 projects by 2031, accounting for 39.2% of the increase.

The city plans to secure 48,000 units in rental housing. Oh cited a recent government report, which showed that 36.4% more homes were built in 59 recently completed renovation projects compared to the previous year. In Jinseong-gu and Cheongpan-gu, seven private renovation projects are underway, including the Jinseong Integration Plan redevelopment and the Mashoutown development.

Excluding the Cheongpan 3-dong, where the target population has not been determined, 6 out of 8 neighborhoods would see a 1695-unit increase in population, up from 6,393 units to 8,088 units, or 26.5%. Seoul is applying population density rates in Jinseong Integration District to ensure that the number of existing plans is increased by about 50 years, while supporting joint venture establishment in Cheongpan 2-dong to shorten the trial phase.

The 8,700 units increase is contingent on all 253 projects commencing by 2031. The timeline for several projects to commence, overlapping stages like transfer, construction financing, and the risk of delaying the supply, are issues the government must address in its supply plan.
