Land prices lose momentum in Nairobi suburbs and satellite towns

Nairobi's suburban and satellite land markets showed slower price growth in the third quarter of 2026, according to the latest HassConsult Land Price Index. While some areas still saw increases, the overall momentum waned compared to the previous quarter. In Nairobi's suburbs, prices rose by just 0.7 percent between July and September, down from the 1.4 percent growth recorded in the second quarter.

Satellite towns mirrored the slowdown, with land prices increasing by 0.65 percent, a drop from the 1.4 percent growth seen earlier. Langata, a key suburb, experienced the most significant decline, with land prices falling from 4.1 percent in the second quarter to a mere 0.2 percent in the third quarter. Muthangari and Gigiri also recorded declines of 3.1 percent and 2.2 percent, respectively.

However, 13 out of the 18 suburbs monitored by HassConsult still managed to record price increases. Karen led the pack with a 3 percent growth, followed by Westlands and Kitisuru at 2.7 percent each. According to HassConsult Co-CEO Sakina Hassanali, the slowdown indicates that the robust growth seen in the previous quarter did not persist.

In satellite towns, land prices decreased in areas such as Mlolongo, Kiserian, Kiambu, and Ongata Rongai. Hassanali suggested that buyers were increasingly factoring in the intended use of land when making investment decisions, as the appeal of holding land for future price gains became less compelling.
