Crypto Long & Short: Why real-world assets need fixed-rate loans onchain
Real-world assets already back the largest stablecoins, yet borrowing against them onchain still runs through variable-rate pools. Peter Gaffney of O2O Capital Partners explains why fixed-rate, fixed-term lending is the missing piece, and how a 5% shift in Sky and Ethena reserves could create $1.8 billion of demand for real-world assets.
Fixed-rate lending is emerging as a crucial growth driver for real-world assets (RWAs) in the decentralized finance (DeFi) ecosystem. It allows investors to secure a loan at a locked interest rate below the asset's yield, effectively enabling them to increase their RWA holdings. Currently, stablecoins amount to around $300 billion in supply, with aggregate vault assets approaching $20 billion.
However, many of these assets are variable-rate markets priced based on pool utilization, leaving longer-term borrowers without the security of predetermined borrow costs and maturities.
This gap can be bridged through fixed-rate, fixed-term lending, which aligns the loan's term with the duration of the collateral. This approach is particularly beneficial for RWAs whose redemptions can occur anywhere from T+7 to T+90. By matching the loan's duration to the RWA's duration, institutional investors can underwrite RWA looping vaults with the same certainty as traditional credit markets, projected to reach $51 trillion in US fixed income versus the current $1.6 trillion in floating-rate leveraged loans.
Several DeFi platforms are already implementing fixed-rate lending solutions. Morpho recently introduced fixed-rate, fixed-term markets through Morpho Midnight, which Coinbase leveraged to provide fixed-rate crypto-backed loans to its users in September 2026. DeFi's real-time execution capability, however, is built around a narrow collateral base of volatile crypto assets, making it susceptible to liquidation cascades during market stress.
For instance, the liquidation cascade on October 10, 2025, caused a $19 billion impact and triggered a nearly 60% reduction in DeFi total value locked for eight months.
To expand DeFi beyond its current crypto-centric focus, RWAs need more precise lending markets that account for non-crypto-correlated assets. RWAs already back the largest stablecoins, with Ethena and Sky committing over $2.4 billion to JAAA, BUIDL, STAC, and USTB. Currently, RWAs primarily utilize variable-rate pools, where the borrow rate is determined by the pool's utilization rather than a fixed rate.
For example, Aave's USDC borrow rate escalates from 4% to 14% as utilization increases from 92% to 100%. This variability in borrow rates deters potential RWA investors or restricts them to high-yielding assets, which reduces the overall accessible universe of investment-grade credit.
Research from Coin Metrics reveals that daily utilization spikes on a $2 billion RWA pool, and the April 2026 KelpDAO rsETH exploit, which pinned Aave's USDC pool at maximum 14% utilization for five days, demonstrate the risks associated with the lack of fixed-rate lending. As tokenized credit products take anywhere from T+1 to over T+90 to settle, such spikes can exceed the holder's ability to exit, leading to unprofitable trades.
Fixed-rate, fixed-term lending addresses this issue by allowing investors to match the loan's duration to the RWA's duration, similar to a bank extending a 70% advance against investment-grade paper at a fixed spread. Platforms like Tenor Finance, Kamino, Term Labs, and Loopscale already offer fixed-rate loans against various product portfolios, with some offering rates as high as 5.3% against Figure's auto loan portfolio in rolling 30-day terms.
By combining fixed-rate lending with one-click leverage providers, DeFi can enable institutional underwriters to size into leveraged RWA positions at scale. A 5% reallocation of $12 billion in Sky and Ethena reserve capital into fixed-rate looped RWA strategies at 3x could generate $600 million in equity and $1.8 billion in RWA demand, even before contributions from foundations, digital asset treasury companies, and exchange Earn programs.
As RWAs find more stable footing in DeFi, they will benefit as the collateral base grows beyond purely crypto assets.
