Mumbai’s Luxury Housing Market Shifts North Beyond Bandra & Worli

Mumbai's luxury housing market is shifting northward, with areas like Malad, Goregaon, and Borivali gaining popularity. This change is driven by buyers seeking larger homes, open views, and improved connectivity beyond traditional luxury hubs such as Bandra, Juhu, and Worli. According to a recent report by JLL, the western coastline of Mumbai is emerging as a growth corridor, with infrastructure improvements easing connectivity constraints that once limited coastal and creek-facing locations.

While Worli remains a dominant player in the luxury market, the next phase is expected to see a move north, where redevelopment opportunities, larger land parcels, waterfront views, and infrastructure projects are creating potential for premium residential development. JLL has identified around 75-80 coastal projects under redevelopment, with a combined gross value of approximately Rs6,000 crore.

These projects, comprising over 250 units, are set to enter the market within the next 8-9 quarters. Ritesh Mehta, senior director of Residential Advisory Services at JLL, noted that infrastructure is reshaping Mumbai's residential geography, making it easier for homebuyers to prioritize lifestyle and accessibility. Areas like Malad and Goregaon are seeing particular interest due to strengthened east-west connectivity and access to employment and commercial centers.

Promoter Dhruman Shah of Ariha Group attributed the surge in interest in Goregaon and Malad to the GMLR, Thane-Borivali Twin Tunnel, and sealink expansion. Meanwhile, Shraddha Kedia-Agarwal, director of Transcon Developers, highlighted that connectivity upgrades are transforming perceptions of Malad, making it a preferred lifestyle location for buyers who prioritize quality developments, amenities, and integrated township concepts.

The Coastal Road has significantly reduced travel time between Worli and Marine Drive, while the proposed Versova-Bandra Sea Link is expected to further cut travel time between Versova and Bandra.
