Orihuela Backs Hotel-to-Housing Plan in Las Colinas Golf

Orihuela has provisionally approved a plan to convert a hotel into residential housing in the Las Colinas Golf & Country Club area, also known as Peña del Águila. The decision comes after Orihuela's mayor signed off on the strategic environmental and territorial report, though final approval is still pending. The developer, Campoamor Sun & Beach, intends to construct four-story residential buildings on the plot, replacing the current hotel.

Environmental assessments found no major concerns, but the plan still faces challenges. The Segura River Basin Authority has flagged technical issues that need resolution, including a flood study and a detailed protection plan for nearby ravines. Additionally, the developer must outline a water supply strategy, wastewater management plan, and identify necessary discharge permits.

The conversion also mandates setting aside land for affordable housing, with Orihuela requiring developers to provide 150% more green space than removed. The developer will need to replace any felled trees with an equivalent amount. The project is distinct from recent coastal housing sales in Orihuela. The next phase involves public consultation and additional technical reports before final approval can be granted.
