Mumbai Real Estate: MMR Leads Housing Sales In Q3 2026 With 31,750 Units; Top 7 Cities Record 3 Per Cent Growth

In the third quarter of 2026, the Mumbai Metropolitan Region (MMR) emerged as the leading housing sales city in India, selling a remarkable 31,750 units across seven top cities. This accounted for 48% of the total sales, with Bengaluru following closely at 16,670 units. The combined sales of MMR and Bengaluru represented 48% of the total market.

Housing sales across these cities grew by 3% annually, with approximately 1,00,220 units sold in Q3 2026 compared to 97,080 units in the same period last year. The total sales value also increased by 2%, from INR 1.52 lakh crore in Q3 2025 to INR 1.55 lakh crore in Q3 2026.

New housing supply in the top seven cities rose by 18%, with MMR leading the pack with 37,500 units launched during the quarter. Hyderabad came in second with 18,950 units. Meanwhile, available housing inventory increased by 12%, rising from over 5.6 million units at the end of Q3 2025 to over 6.3 million units by the end of Q3 2026.

Although average residential prices in the top cities increased by only 7% in Q3 2026 compared to the previous year, the combination of festive sentiment, stable borrowing costs, and a healthy new launch pipeline is expected to support sales. Anuj Puri, Chairman of ANAROCK Group, suggests that demand remains resilient and that well-priced, well-located projects will outperform others this festive season.
