As fall vacation begins across much of the country, the surge in sales of mountain cottages also sets in. Advertising platform Finn.no predicts this year will set a new record for the number of mountain cabins for sale during the autumn vacation period. This confirms housing expert Eirik Dysthe, speaking to E24. Based on seasonal patterns, Dysthe says it is likely that 2026 will break another record within the autumn vacation season.

The previous peak was set with 4,168 mountain cabins for sale on October 3rd last year. The current stoppage this year stands at 3,887 mountain cabins for sale, set on September 19th. As of Friday, September 25th, there were 3,841 active listings on Finn.no, 65 fewer than on the same date last year. The mountain cabin market is clearly a buyer's market now.

Supply is near record highs and the proportion being sold at discounted prices has never been higher, says Dysthe. To date this year, nearly 80% of the mountain cabins, or four out of five, have been sold at discounted prices, according to Finn.no. This also reflects the trend in sea cottage market, where two out of three were sold at discounted prices in the summer.

Fully 38% of the mountain cabins now out there have had at least one price reduction, according to Finn. The highest level we have measured has been reached, says Dysthe. The median listing time has also gone from 50 to 105 days over three years, he notes. Sales to date this year (2,513) are 3% below last year's, with both new listings and sales going down, according to Finn.

Inventory is growing because holiday homes take longer to sell, not because more than normal are coming onto the market, Dysthe says. As E24 has previously noted, the supply of used mountain cabins for sale has nearly doubled since the pandemic began in September 2021. And the reasonably priced cabins, under 5 million kroner (2,915 active), still dominate.

Mountain cabins priced between 5 and 10 million kroner are up 5% to 792 active, from the same time last year, according to Finn.no. But growth is largest for the more expensive homes, up 10% to 134 active listings over the same period. From 2021 to now, the number of mountain cabins for sale over 10 million kroner has more than fivefolded, says Dysthe.

Among active listings as of September 19th, known mountain cabin destinations like Norefjell (155 active) and Geilo (122) are the largest. Behind them come Trysil (115), Hafjell (111) and Sjusjøen (100). Interest, measured as average number of views per listing on Finn through August and September, remains high in Sjusjøen, followed by Rauland/Gaustatoppen, Oppdal, Geilo and Norefjell, according to Finn.no.

When it comes to favorite markings, which is another signal of interest, the picture changes. Norefjell tops the list, followed closely by Hemsedal and Nesbyen. Proximity to Oslo likely explains much of this, says Dysthe.
