La compraventa de viviendas vuelve al terreno negativo tras caer un 5,1% en julio

Spanish housing sales fell 5.1% in July compared to the same month last year, totaling 61,417 transactions, according to data released by the National Statistics Institute (INE). Despite the decline, sales reached their highest volume since October last year. The drop in July marked the start of a downward trend after a 1.6% increase in June.

The overall decline was due to a 1.4% drop in new-home sales, totaling 13,289 transactions, and a more significant 6.1% decrease in second-hand property sales, down to 48,128 transactions. Ninety-three point eight percent of transactions involved freehold properties, while 6.2% were protected. Freehold sales dropped by 4.4% to 57,607 transactions compared to July 2025, while protected sales fell by 14.4% to 3,810 transactions.

On a month-over-month basis, transactions increased by 3.6% compared to June, with both second-hand (3.5%) and new-home (4.1%) sales rising. In the first seven months of the year, housing sales fell by 3%, with a 2.6% decline in new-home transactions and a 3.1% decrease in second-hand sales. Sales rose in six autonomous communities, while they fell everywhere else.

The regions with the biggest increases in property transactions were Navarra (26.4%), Galicia (10.8%), and Castilla y León (9.7%). Castilla-La Mancha (7.3%), Murcia (2.6%), and the Canary Islands (2.1%) also saw growth. Asturias (-15.2%), the Balearic Islands (-14.3%), Cantabria (-12.4%), Aragon (-11.4%), Madrid (-11.3%), and the Basque Country (-10.2%) recorded the steepest declines.

Sales also fell in La Rioja (-9.4%), the Valencian Community (-8.6%), Catalonia (-7%), Extremadura (-6.4%), and Andalusia (-5.5%).
