Seven-bedroom villas to be built in Dubai's Nad Al Sheba under D1 billion luxury living master plan

A Dh1 billion expansion plan is underway in Dubai's Nad Al Sheba community, as property developer Meraas contracts with GCC Contracting to build 272 new villas and townhouses. The luxury residential scheme, located in the gated community, will consist of 130 villas ranging from four to seven bedrooms and 142 three-bedroom townhouses.

Construction is already underway, with completion expected by the second quarter of 2028. Nad Al Sheba, about 10 minutes from Downtown Dubai, offers strong access links to Meydan Racetrack and Dubai International Airport. The Rugby School, a UK-founded institution, recently opened a campus in the area, providing advanced learning facilities for students.

A two-story community mall, The Grand, opened in August to cater to the needs of the emerging neighborhood. Meraas CEO Khalid Al Malik expressed optimism about the market, stating that the contract award demonstrates the ongoing demand for premium master-planned residential communities in Dubai. This expansion further solidifies Dubai's position as a leading global destination for living, working, and investing.

The Dubai government continues to invest in housing projects to accommodate the growing population, with the emirate's population reaching 4.74 million by the end of June, up from a slight dip at the height of the Iran war.
