Buyer wins: Builder to pay charges+Rs 5.4L interest

Sethuraman, a homebuyer, entered into an allotment agreement with a builder on March 11, 2025 and paid Rs 1.6 crore for a plot in the project. The allotment letter promised that the builder would pay stamp duty and registration charges but when it came time to sign the sale agreement, the builder reneged on this promise. Moreover, the promised gated township, exclusive internal roads and recreational ground were found to be public-access roads and the recreational ground was under the control of the Municipal Solid Waste Management and Recycling Development Agency (MSRDC), reducing the value of the plot by around 33%.

Sethuraman filed a complaint with MahaRERA and was represented by advocate Gauri Gabure. On August 25, 2025, MahaRERA ruled in favor of Sethuraman, ordering the builder to pay the stamp duty and registration charges as mentioned in the allotment letter, as well as pay interest for the delayed possession of the plot.
