CDA Seals Housing Scheme Near Bani Gala

The Capital Development Authority (CDA) has ordered the sealing of the Islamabad Villas/Village housing scheme near Park Enclave on Kurri Road in Zone IV, citing its illegality. This development site is situated in close proximity to Bani Gala. According to an official document from CDA’s Directorate of Regional Planning, the construction commenced without obtaining an approved Layout Plan and the necessary No Objection Certificate from the municipal body.

The CDA emphasized that private sponsors are prohibited from initiating, promoting, marketing, or developing housing schemes within Islamabad without acquiring the requisite approvals under the CDA Ordinance of 1960, the ICT Zoning Regulations of 1992, and relevant regulations pertaining to private schemes in Zones II, IV, and V.

Earlier, on June 13, 2025, and subsequently on July 23, 2026, CDA had issued notices and show cause notices to the scheme's sponsors, mandating an immediate cessation of development, marketing, sale, and transfer of plots, as well as the demolition of unauthorized structures and the suspension of unlawful land usage. Furthermore, the authority had announced public warnings regarding illegal housing schemes through national newspapers and posted these warnings on its website.

Despite these warnings, the sponsors of Islamabad Villas/Village have persistently failed to secure the necessary approvals. Consequently, the Directorate of Regional Planning has directed the CDA Enforcement Directorate to seal the project's marketing and site offices. Additionally, the Building Control Directorate is tasked with implementing measures to demolish or remove any illegal buildings and structures on the premises.
