Major Benidorm housing project gets green light after 20-year wait

Nearly three thousand new homes could soon be available in Benidorm's Poniente area, after a significant decision by the city's governing body. After a 20-year wait, Benidorm has given the green light to a major housing project in the previously undeveloped Murtal sector. The 900,000 square metre area could see nearly 3,000 homes, along with infrastructure and public spaces, constructed under new management.

The approval marks a major breakthrough for the long-delayed PAU-1 Murtal sector, which has been stalled for decades due to legal and administrative issues. The project's significance lies in Benidorm's limited urban development land, making the reopening of the project particularly crucial. However, the green light does not mean immediate construction; further planning and development stages must still be completed.

Prometosa Construcciones, originally appointed to develop the sector in 2003, faced numerous obstacles, leading to legal proceedings that ended with the Valencian High Court increasing the urbanisation costs by 118% in 2023. This provision allowed the city council to disqualify Prometosa under the applicable urban planning legislation.

The next steps involve potential involvement from landowners, who are organizing to create an Urban Development Interest Group. If successful, the Murtal development could become one of Benidorm's largest residential projects, addressing the city's growing housing demand and market pressures.
