Foreign condo transfers in Thailand jump 20% in Q2

Foreign condominium transfers in Thailand surged by 20% in the second quarter of 2026, according to the government's Real Estate Information Center (REIC). The total value of these transactions climbed 20.2% compared to the first half of the year, reaching 14.803 billion baht. During Q2, 3,292 condominium units changed hands among foreign buyers, marking a 1.4% increase from the same period last year. The area covered by these properties expanded by 8.1% to 145,140 square metres.

However, foreign buyers now hold a smaller portion of the overall condominium market than they did a year ago. They accounted for 10.2% of all units transferred nationwide and 20% of the total transfer value during Q2. From January to June, the decline in foreign ownership was more pronounced. In this six-month span, foreigners purchased 6,533 units, a 8.8% decrease year on year, with their combined value falling 1.5% to 28.267 billion baht.

During the first half, foreign buyers represented 11.7% of all condominium units transferred and 21.7% of total value.

The REIC attributes the slowdown to weaker economic conditions both in Thailand and internationally, which have led some overseas buyers to postpone property purchases and investment decisions. Chinese nationals continued to dominate foreign condominium transfers, leading both in the number of units transferred and the total value.

The top 10 nationalities for foreign condo transfers included Chinese, Russian, Myanmar, American, Taiwanese, French, British, German, Australian, and Indian buyers. Chinese buyers transferred the most valuable units and properties, with an average transfer value of 3.8 million baht per unit and an average size of 38.2 square metres.

American buyers had the highest average transfer value at 6.6 million baht per unit, while Indian buyers acquired the largest properties, with an average size of 72.1 square metres per unit. On average, foreign buyers acquired condominiums worth 4.3 million baht and measuring 43.9 square metres. The average transfer value was approximately 98,566 baht per square metre.

Israel attacks only when attacked - and the Jordanian border is proof - opinion

Israel’s border with Jordan, at least double the length of either its border with Lebanon or Gaza, proves that Israel attacks and destroys infrastructure only when attacked.

  • Israel's border with Jordan is longer than with Lebanon or Gaza.
  • No Israeli attacks on Jordan for over a century except neutralizing terrorists.
  • Israel provides Jordan with water resources as part of the peace treaty.
