Ministry of Municipality approves standardization, reduction of minimum plot size for subdividing private residential villa land

The Ministry of Municipality has officially standardized and decreased the minimum plot size for dividing private residential villa land throughout the nation to 400 square meters. This initiative seeks to boost land-use efficiency, optimize the use of existing infrastructure and services, and promote sustainable urban growth. The decision stems from an extensive examination of the real estate market and an evaluation of the impacts of prior regulations.

It sets a minimum area of 400 square meters (with a minimum frontage of 15 meters) for an individual villa, and 600 square meters (with a minimum frontage of 20 meters) for a pair of adjacent villas. This new framework offers property owners more flexibility in developing their plots and enables the construction of multiple villas on a single plot, in compliance with approved planning standards and guidelines.

In a recent statement, the ministry highlighted that these amendments contribute to standardizing planning criteria, broadening housing options, and maintaining a balance between supply and demand, ultimately bolstering the long-term growth and stability of the real estate market. The regulation applies to all residential villa areas across the country, with the exception of particular situations like model areas and plots with conditional title deeds (for example, housing plots and those designated for senior officials), and other instances subject to unique regulatory limitations.

This action underscores the Ministry of Municipality's dedication to consistently evolving planning policies aimed at addressing housing needs, in line with the goals of the Third National Development Strategy and Qatar National Vision 2030, which aim to improve quality of life and achieve sustainable urban development.
