Kwasa Damansara set for population boom, expects 100,000 residents

Kwasa Land Sdn Bhd anticipates the population of Kwasa Damansara to reach approximately 100,000 residents within the next five years as residential projects are completed. Managing Director Datuk Adenan Md Yusof revealed that new developments, including nearly 2,000 affordable housing units nearing completion and an additional 4,000 units planned in the following phase, would contribute to the population growth.

The first phase of affordable housing development is expected to be completed by the end of the year, with the second phase of around 4,000 units commencing by year-end. If multiplied by three, this would amount to 6,000 units. Furthermore, an upcoming development known as Seri Damansara, consisting of approximately 200 high-end condominium units priced between RM900,000 to RM1 million, is scheduled to be completed by the end of 2027.

The township, which spans parts of Shah Alam and Petaling Jaya, is experiencing a mix of completed neighborhoods, ongoing projects, and new residential developments. Adenan emphasized that the township's residential offerings would cater to various market segments with a mix of landed and high-density developments. Notable residential projects include Daya Residence, a 260-unit freehold, low-density project; Dedaun Rimba, a completed 264-unit development; and Linari, under construction with 496 units slated for completion in 2028.

Additionally, Tujuh Residences by Malaysian Resources Corp Bhd offers 573 residences, while RIA Residensi by Sunsuria will comprise 520 units. Waringin, another recent addition, comprises 820 homes across 8.53 hectares, with delivery planned in two phases. Kwasa Land aims to enhance housing accessibility through Idaman Kwasa Damansara, with its first phase consisting of 1,669 homes across 5.63 hectares and expected to be completed by 2027, already receiving over 3,400 approved applicants.

The company is also targeting wider accessibility with Idaman Kwasa Damansara, targeting 11,000 affordable homes across the township, surpassing the initial plan. Kwasa Damansara is designed as a transit-oriented development with two MRT stations and connected to six major road and expressway networks. The township's parks, landscaped areas, and green spaces account for around 11 percent of its land area, while Kwasa Damansara City Centre is emerging as the commercial hub.

Urban Eats next to Menara KWSP currently houses nine food, beverage, and retail operators. Adenan stated that Kwasa Damansara aims to serve a broad cross-section of Malaysians, offering quality homes, connectivity, and access to community amenities to all segments of society. The company is progressing from a masterplan to a reality, striving to create a connected, active, and liveable community long-term.
