Immobilien: Mehr Fertighäuser genehmigt – besonders beliebt im Südwesten

In the first half of the year, nearly a quarter of the newly approved one and two-family homes in Germany were prefabricated houses, according to the Federal Association of German Prefabricated Construction. Out of the 27,838 building permits issued for new homes, 7,432 were for prefabricated houses, accounting for a 26.7% market share of all newly approved one and two-family homes.

This marks a 0.5 percentage point increase from the previous year's 26.2%. Association CEO Achim Hannott noted that the numbers demonstrate the growing competitiveness of prefabricated construction even in major housing markets of densely populated metropolitan areas. Prefabricated houses in series are popular not only in rural areas but also in many cities, including Augsburg, Hannover, Cologne, and Berlin.

Prefabrication increased by 16.9% in the first half of 2025 compared to the same period in 2024, while overall building permits grew by 14.5%. The association reported that the highest percentage of approvals came from Baden-Württemberg (44.7%), followed by Hesse (33%) and Rhineland-Palatinate (just under 28%). Absolute numbers show Bavaria leading with 2,020 approved prefabricated houses.

Prefabricated construction, where pre-fabricated modular and spacious building components are assembled on-site in a few days, is particularly popular in the southwest. In 2025, 259 of the 400 German districts and city districts had more than 20% of one and two-family housing approvals in prefabricated construction, with around three-quarters of these in Baden-Württemberg, Bavaria, and Hesse.
