Since the early 2000s, the way people approached home financing has changed significantly. Instead of visiting their local bank, which was often the sole option, individuals now have access to financing intermediaries. Large platform companies such as Dr. Klein, Hypoport, Interhyp, and Baufi24 are now actively involved in this sector.
Dr. Klein and Hypoport are part of the same technology group, while Interhyp is a subsidiary of ING Bank. Baufi24, together with two other financing intermediaries, forms the Bilthouse corporate group.
In the second quarter of 2026, nearly half of new financing deals were facilitated by Bau-Kreditvermittler, representing an investment volume of approximately 29 billion Euros. This figure was calculated by PwC Germany in their quarterly real estate financing study. Among the intermediaries, Dr. Klein and Hypoport are leading the pack, followed by Interhyp.
The growth of these intermediaries is partly due to the closure of bank branches and the digital shortcomings of some financial institutions. Tomas Rederer, responsible for the Baufinanzierungsstudie at PwC Germany, explains that these intermediaries fill this gap.
The process is straightforward. Homebuyers provide core data such as the size of their dream property, desired loan amount, and net income on the platform of their chosen intermediary. This can be done before or during the house-hunting process. The platforms then filter through suitable loan offers based on this information. Instead of lengthy personal consultations in a branch, these platforms display loan conditions in digital pools, which are then made available to the intermediaries. Potential borrowers see only the final result provided by the intermediary.
Unlike many other financial transactions, the intermediary does not have a direct relationship with the borrower. Instead, the contract is between the financial institution and the borrower. These intermediaries offer a comprehensive package that includes pricing comparisons, guidance through necessary formalities, and sometimes even local office staff.
As a result, borrowers may feel they are negotiating their contract directly with the intermediary. However, the actual provisioning of funds still occurs through the intermediary's financial institution.
One of the main advantages for consumers is the transparency the market offers, as many intermediaries openly share their information. Paul Huber, a senior analyst at the Verbraucherzentrale Sachsen, highlights that this transparency helps buyers understand various interest conditions, such as grace periods, fixed-rate options, and collateral.
While time-saving is another benefit, Huber advises that borrowers should not solely rely on the best offer provided by the platform. He suggests checking at least two offers from intermediaries, as well as one from their bank, to ensure they get the best deal. In some cases, the intermediary's commission is passed on to the consumer in the form of a reduced interest rate.
