La compraventa de vivienda cae un 7,7% en julio, el mayor descenso en más de dos años

In July, real estate transactions experienced a 7.7% decline, with a total of 60,050 operations, marking the largest year-over-year drop in over two years. The official real estate statistics released by the College of Registrars revealed that 118,000 property transactions were recorded, a 4.7% decrease compared to July 2025. Out of these, 60,500 were residential property sales, representing a 7.7% decline.

Only four autonomous communities witnessed an increase in total property transactions in July: Galicia (3.2%), Murcia (3%), Castilla y Leon (2%), and Navarra (0.4%). Conversely, significant declines were observed in Melilla (-23.4%), Balearic Islands (-15.4%), Aragon (-11%), and Basque Country (-10.5%). Residential property sales alone showed increases in Navarra (26.4%), Castilla y Leon (6.2%), and Castilla-La Mancha (2.4%), while Cantabria (-17.6%), Balearic Islands (-15.6%), Melilla (-15.5%), and Asturias (-15.5%) experienced the most substantial declines.

In absolute terms, Andalusia, Catalonia, Valencia, and Madrid recorded over 11,000 total property transactions, with Andalusia surpassing 22,500. Residential property sales were led by Andalusia with over 12,250 operations. Mortgage transactions also declined slightly, with over 57,400 total mortgages, a 0.6% decrease from the same period last year.

Of the total mortgages, nearly 43,300 were for residential properties, marking an even steeper 4.2% year-over-year decline. Six autonomous communities saw an increase in total mortgages, with Asturias (+11.3%) and Galicia (+10.2%) showing the largest growth. In contrast, Aragon (-25.2%), Cantabria (-23.3%), and La Rioja (-20.6%) had double-digit declines, while thirteen communities saw a decrease in residential mortgages.

In terms of absolute numbers, Catalonia, Andalusia, Madrid, and Valencia led with over 7,000 total mortgages, with Catalonia alone exceeding 11,100, of which nearly 8,700 were for residential properties.
