TMJ says no issue paying Singapore tax on land sale exceeding RM4b

Johor Regent Tunku Ismail Sultan Ibrahim has expressed no apprehension about paying a substantial tax bill tied to the anticipated sale of his 16.6-hectare land holding in Singapore. The potential tax, reportedly exceeding US$1 billion (RM4.05 billion), has reportedly prompted concerns that could complicate negotiations over the land deal. However, Tunku Ismail has stated that he is fully prepared to contribute to both countries' taxation systems, calling it a routine taxpayer responsibility.

The proposed land sale encompasses properties on Holland Road, an area Tunku Ismail acquired through a land swap agreement with the Singapore government in June 2025. The tax in question, known as a land betterment charge, is levied when government approvals or development permissions augment the land's value. Tunku Ismail's stance emerged following reports that the tax could complicate the sales negotiations.

Earlier in March, Singapore's Urban Redevelopment Authority confirmed that Tunku Ismail had proposed converting the land into residential properties, including low-rise and low-density housing, as well as Good Class Bungalows. The development proposal situates the land in a high-value residential zone adjacent to the Singapore Botanic Gardens, a UNESCO World Heritage Site.

Tunku Ismail's aides were reportedly in the process of identifying potential buyers, with overseas investors reportedly expressing interest as well.
