A 50 million kroner sale price has been confirmed for a property in Ris, Oslo, according to real estate data from Lytix. The property, which has been on the market since spring 2025, was initially listed for 68 million kroner after being previously advertised for 75 million kroner in 2022, with no success. Real estate agent Alexander Sandaas acknowledges that the sale process has taken time, providing a solid basis for understanding the market interest and price level for the property.

Sandaas notes that while the property has many appealing qualities, it caters to a relatively specific and cautious buyer group due to the high costs associated with renovation and moving in. The agent observes that nowadays, the high costs of rehabilitation and moving into these properties are increasingly factored into buyers' calculations, thus reflected in the prices they are willing to pay.

Despite some buyers choosing to move to Switzerland, Sandaas believes there is always a demand for suitable properties, and this trend is expected to continue despite the increasing prices. The Ris property is located more than 2.3 acres away from Nordmarka and features a 2001-built home with 605 square meters of living space across three floors.

The house includes six bedrooms, four bathrooms, a garage, and a wine cellar, among other amenities. The property also has two terraces of 70 and 40 square meters, as well as a larger guest room with its own entrance on the lower floor. The address is Trosterudveien 25A, adjacent to the historic "Wilhelmsen-villa" at Trosterudveien 21.
