Bayut brings conversational AI to property searches

Dubai's Bayut has introduced an AI-powered search feature called AI Search, enabling UAE property seekers to describe desired homes using everyday language. This innovative tool simplifies the property search process by allowing users to enter detailed requests for location, budget, property type, number of bedrooms, amenities, and lifestyle preferences.

Users can modify their search criteria during the same interaction, such as adjusting the price range, preferred neighborhood, or desired facilities. This conversational AI search experience is integrated into Bayut's property platform, offering a more personalized and flexible search process compared to traditional filters. The AI Search feature represents Bayut's growing use of generative AI, following the launch of BayutGPT in 2023 and the company's partnership with ChatGPT earlier this year.

AI Search enhances Bayut's property discovery service by processing complex queries, such as studios with balconies within a budget or family villas with gardens and parking near particular districts. This development aligns with the broader trend of technology integration in the UAE's property sector, including valuations, transaction data, digital payments, brokerage services, and investment analysis.

Dubai's property market has seen significant growth, with a 31% year-on-year increase in total real estate transactions and a 6% rise in transaction numbers in Q1 2026. The introduction of AI-assisted search aims to streamline the property discovery process, accommodating users' diverse requirements, including commuting needs, views, outdoor space, and lifestyle preferences.
