Düsseldorf - Victor Stoltenburg, CEO of Deka Immobilien, oversees the company's property buying and selling operations across 27 countries. Prior to his appointment in 2019, he managed the real estate transactions department for Germany for nearly eleven years. Deka Immobilien is a subsidiary of Dekabank, the funds house of the Sparkassen.

Stoltenburg sees significant untapped potential in the office market, particularly central locations. The pandemic has shifted investor interest towards such areas, and banks have become more cautious in financing. This has resulted in a notable decline in new construction projects. However, the high demand for central office spaces has led to lower vacancy rates and rising rents. In this environment, Stoltenburg believes there are promising opportunities, especially for the repositioning of older existing buildings.

Stoltenburg's biggest takeaway regarding the real estate market is the importance of climate change, even as it seems to have faded from public attention. Despite the recent record heat in early summer, the real estate sector's substantial contribution to global CO₂ emissions remains an ongoing challenge. The sector will require extensive investments in reducing reliance on fossil fuels, and energy-efficient buildings will see increasing value.
