Interview: Luxusmakler Schönberger: „Wir werden bald viele Seegrundstücke am Markt sehen“

Paul Schönberger, a Munich real estate broker, has observed a significant shift in the market for lakeside properties in Germany. In an interview with the Handelsblatt, he discussed the reasons behind this change, the types of buyers, and the challenges involved in selling these high-value properties.

Schönberger mentioned that some of the most impressive lakeside properties he has encountered recently are located in the Munich area. These properties often come with unique features such as a dedicated dock, a boat house, and direct access to the water. The ideal property would also boast mountain views and be located quietly on the eastern shore, allowing for stunning sunsets over the water.

These exceptional lakeside sites command prices in the range of several million euros, although such properties are rare. The process of selling these properties is often longer and more complex than in other areas due to the involvement of multiple parties, such as heirs and legal aspects. Due to these complexities, the process of finalizing a sale can take months and sometimes involves resolving various rights and obligations, known as "dienstbarkeiten," that have accumulated over generations within the family.

Schönberger noted that younger buyers, typically between 30 and 45 years old, are the primary market for these high-end lakeside properties. These individuals may have inherited the properties or have built successful businesses that they are now selling off. Depending on the lake, these properties can be either first homes or vacation destinations.

For instance, lakes such as Starnberger See, Weßlinger See, Pilsensee, and Wörthsee are popular among first-time homeowners due to their proximity to Munich and good public transportation links. In contrast, lakes like Tegernsee are more suited for vacation homes and holiday apartments, as they require longer travel times to reach nearby cities.
