Interview: Luxusmakler Schönberger: „Wir werden bald viele Seegrundstücke am Markt sehen“

Paul Schönberger, from the Munich real estate firm Riedel Immobilien, recently told the Handelsblatt that German lakeside properties have been largely off the market for quite some time. However, he believes that this situation is about to change due to a generational shift and the emergence of unique lakefront properties in the Munich area.

Schönberger explained that a perfect lakefront property typically includes a private dock, a boat house, and direct access to the lake, ideally with a mountain view and a quiet location on the eastern shore, allowing for stunning sunsets over the water. Such properties can command prices in the double-digit million range, although only a few of them are sold.

The process of selling these properties has become more complex and lengthy due to legal complexities and the involvement of multiple parties, including heirs, community associations, and local authorities. These factors can lead to significant discounts of up to several million euros if there are any easements or restrictions associated with the property, such as those held by local sailing clubs or local residents.
