TN property registration goes online for first sale: What you need to know

For the first time in Tamil Nadu, the government has implemented mandatory online registration for the sale of plots and flats. This move is part of the state's transition to the STAR 3.0 system, with the aim of increasing transparency and reducing the need for physical visits to sub-registrar offices. The registration process for the initial phase will exclusively take place online.

To register for the sale of a property, builders, developers, and applicants will need to create login credentials on the Registration Department's TNREGINET portal. They will also have to provide Aadhaar details and complete biometric authentication, either through fingerprint or iris verification. Executors, claimants, and witnesses will also need to submit their Aadhaar information along with biometric verification.

The primary goal of the new system is to make the registration process presence-less, eliminating the need for individuals to visit sub-registrar offices. Once registered, registering officers will have to process applications within 24 hours. They can approve the application, request corrections, or reject it entirely. If a document is sent back for correction, the applicant will have 30 days to make the necessary changes and resubmit the application.

Developers can access the state registration department's portal to submit all necessary sale documents, Aadhaar details for sellers, buyers, and witnesses, and complete the verification process via biometric or iris scan. Photographs and registration and stamp duty payments must also be uploaded. After completing all the document set, the registration process can be finalized.
