SECP Approves PSX Listing Of Naya Nazimabad Apartments REIT

The Securities and Exchange Commission of Pakistan (SECP) recently approved the prospectus for the Offer for Sale of Naya Nazimabad Apartments REIT, enabling the real estate investment trust (REIT) to be listed on the Pakistan Stock Exchange (PSX). The offering consists of 44.06 million units, comprising 15 percent of the REIT scheme's total units.

These units will be offered through a book-building process, with 75 percent reserved for institutional investors and high net worth individuals, while the remaining 25 percent is set aside for retail investors. Naya Nazimabad Apartments REIT is a closed-end Developmental REIT, established under the Real Estate Investment Trust Regulations of 2022.

This REIT scheme focuses on developing acquired properties into commercial, retail, and residential assets, with returns for unit holders anticipated through the sale of completed properties. The listing of Naya Nazimabad Apartments REIT on the PSX will contribute to the growing number of publicly traded REITs in Pakistan, currently numbering 29, of which six are listed on the PSX.

NNAR will become the seventh listed REIT upon its listing on the exchange. This approval marks the 13th public offering approved by the SECP in 2026, reflecting the ongoing activity in Pakistan's primary capital market. The regulator noted that various sectors, such as manufacturing, technology, energy, food, agriculture, and real estate, are increasingly leveraging the stock market to raise capital for their growth.

SECP Chairman Dr. Kabir Ahmed Sidhu highlighted that the rising number of public offerings indicates a growing reliance on the capital market for business financing and investment. He emphasized that a robust primary market facilitates the channeling of savings into productive investments and provides businesses with alternative sources of long-term financing.

Sidhu further stated that the SECP is actively working to reduce the time and cost associated with raising capital, enhance transparency and price discovery, and increase participation from both issuers and investors.
