The market is currently valued at around Rs 30,000 crore, which is nearly 70% higher than its 2024 level. Over the next few years, investments in senior living projects are expected to exceed Rs 13,000 crore, with nearly 75,000 organized units added, bringing the total organized inventory to about 1 lakh units by 2030.

Colliers India's CEO, Badal Yagnik, stated that the market is undergoing an accelerated growth phase, with organized senior living inventory expected to quadruple over the next three to four years. Currently, demand for senior living units is growing, with estimates suggesting it could reach 28-30 lakh by 2030, compared to around 20-22 lakh currently.

However, organized supply is projected to only reach around 1 lakh units by then, up from 25,000 at present. This expansion in organized senior living is expected to increase its penetration from about 1.3% currently to nearly 4% by 2030. The growth is not confined to major cities, as Colliers forecasts that 30-40% of new project launches will come from Tier II and III cities and spiritual hubs, such as Coimbatore, Puducherry, Dehradun, Vadodara, Tirupati, Vrindavan, and Ayodhya.

The sector is also attracting institutional investors and developers are forming strategic partnerships with healthcare providers. These developments are anticipated to incorporate more than just accommodation, with healthcare, wellness, and technology becoming integral components of these projects, including telemedicine, remote health monitoring, and AI-enabled emergency response systems.
