Three housing plots will be introduced on the site, with two of them solely for residential use. The larger plot, situated adjacent to Kallang Bahru, measures about 3.6ha and can potentially accommodate around 1,200 condominium units. The other residential plot, located near Pelton Canal, spans approximately 1.6ha and is expected to yield between 450 to 550 condo units.
The third housing plot, covering 2.4ha and leased land, will be primarily used for commercial purposes, with the first floor reserved for residential use. Analysts estimate that this plot could contain between 600 to 800 condo units.
Apart from the housing developments, the site also includes a 2ha park, new roads to facilitate access to the planned residential areas, and a 1.8ha reserve area with an indeterminate use. Kallang Distripark has gained attention as part of several upcoming waterfront neighborhoods showcased in the URA's latest masterplan, which was gazetted in 2025.
The site's central location, proximity to amenities such as Geylang Bahru MRT station and Geylang Bahru Market and Food Centre, as well as its waterfront position, are expected to attract high demand for the upcoming homes.
