‘Reality hit me’: Parul Gulati expected Rs 45K a night rent for Goa villa, now charges Rs 11K

Parul Gulati, a successful actor and entrepreneur who founded hair-extension brand Nish Hair, has learned a hard lesson about the reality of entrepreneurship in Goa. Parul had expected to charge Rs 45,000 a night for her Goa villa, but now the property charges Rs 11,000 per night. In a recent interview, Parul explained that the Goa rental market has become more crowded since she purchased the villa four years ago in 2026, leading to a significant drop in rental prices.

The property now gets around 30-40% occupancy during the off-season, generating about Rs 1.2 lakh a month, with a potential to generate around Rs 23 lakh in gross rental income annually after expenses. Parul's second venture, Malkin Hostel, a hospitality business housed in a large Goan property, has also been disappointing. The hostel costs Parul close to Rs 6 lakh a month to run, including rent, electricity and salaries, and has been operating at a loss.

Despite generating around Rs 5.5 lakh in revenue during the off-season, the monthly operating expenses are around Rs 6 lakh. Parul's primary investment in Goa was not for rental income, but for appreciating the asset for long-term wealth creation. She has also used the hostel for community activities and events, but remains cautious about investing more money into the venture.
