Immobilien: Angebot um 514 Prozent gestiegen – warum immer mehr Häuser auf Sylt zum Verkauf stehen

On the popular holiday island of Sylt, more houses are now up for sale, with the inventory of existing homes having more than quadrupled (514 percent increase) since the second quarter of 2022, according to the real estate portal Immoscout24. The growth in Sylt's inventory has outpaced the rest of Germany by a significant margin over the past four years.

Immoscout24 stated that the development stands out even when compared to other high-end locations like Starnberg or Rottach-Egern, where growth rates are 110 and 174 percent, respectively. Sylt is considered one of Germany's most exclusive real estate markets, with prices per square meter reaching over 12,000 euros, considerably higher than in Munich.

According to Immoscout24 Managing Director Gesa Crockford, there is a wider selection of properties available to buyers on Sylt compared to a few years ago, due to changes in market conditions and stricter regulations for vacation rentals on the island. However, deal hunters should not expect bargains, as Crockford emphasized that prices have stabilized at high levels after a correction.

The availability of properties is evident in the increased number of listings. On average, 13 more houses were listed in Sylt during the latest second quarter compared to an average German community. Despite the substantial growth in the inventory, price corrections have not been more pronounced. Since the peak in the second quarter of 2022, property listings' prices have dropped by 12 percent, similar to the reductions seen in luxury communities like Starnberg (-14 percent) and Rottach-Egern (-11 percent) in Germany.

Germany-wide, the price correction was significantly lower at 2 percent over the same period, according to Immoscout. More: +48 percent: Here housing prices rise the most. First publication: 04.08.2026, 09:35 AM.
